Rate Rules

• Our calendars are up-to-date, and you may check in on the last day of a “blocked” date, and you may check out on the first day of a “blocked” date.  If you see a "+1" in the date, that is a calendar glitch and means the date is booked.  

• Rate calculator table below will help determine rates.

• No check outs on Saturdays from May-November, cleaners don't work on Saturdays.

• Outside of the Fri-Fri 7 night rentals from the last week of June through early August, we require 3 night minimum stays from Memorial Day to Labor Day.  After Labor Day, we allow 2 night minimums until the following Memorial Day.

• Cottages 4 and 5 are shut down from Nov 15-March 15 every year.

• We must hold a credit card on file in the event of damage to the property, and we will notify you within 48 hours if we suspect damage.  

• Cleaning fees are added onto the base price.  Cleaning fees are as follows:  Main House $275/stay, Cottages $95/stay

• Well behaved dogs are welcome.  Pets are required to be on leash outside of fenced yard, and you are required to pick up after them or fee will be assessed.  Added fee for dogs is $50/dog for 3 nights or less, $100 >4 nights. You must sign off on the pet waiver in addition to the rental agreement.  Email us with questions.

• Until late Fall of every year, reservation preference is given to seasonal rentals with a minimum rental of the Main House and Cottages 1 and 2.  Afterwards, reservations will be made available for individual units.

• We accept payment in the form of check, QuickPay, Venmo (all free to use), and credit card (add 3% to final charge).
